Straight answers about what the $175 Premium Inspection includes and when additional charges apply.

Is $175 the maximum price?

$175 is the starting price under normal conditions. Additional charges may apply for access, distance, toilet removal, commercial complexity, excavation, and other conditions, and they may be cumulative. See how much a drain inspection can cost here

Does the inspection find and fix problems?

The inspection identifies reasonably visible conditions in the accessible sections of the line. It is diagnostic only and does not include repairs or structural correction.

What happens if an obstruction stops the camera?

If an obstruction stops the camera, we stop there, explain that we cannot safely or reasonably continue, and offer available auger or cleaning service separately. If you decline, the inspection ends there and we do not claim uninspected sections were inspected.

Is a video or report included?

Video is included when requested and usable footage can be obtained. Usable documentation depends on the camera traveling through the pipe, so it is not promised for uninspected sections or beyond an obstruction.

Can you locate the problem underground?

When conditions permit, a 512 Hz locator may approximate the underground location of an accessible or traceable line or identified issue. This is approximate, not survey-grade, and cannot locate every underground utility.

Do you handle commercial properties?

The $175 Premium Inspection is the base service. Each additional main line beyond the first is +$115, plus a 65% complexity and regulation surcharge on applicable commercial prices. Commercial work is accepted only when our equipment and capabilities permit, and unusual layouts may need a custom quote or be declined.

When additional charges apply

Charges depend on actual conditions and may be cumulative. These extras apply only when the matching condition is present.

100-165 feet: +$40 ($215 total)

Beyond 99 and up to 165 feet, add $40. This is $215 total if no other extra applies. We do not guarantee 165 ft reach; bends, buildup, standing water, obstructions, configuration, or access may limit distance.

Toilet access: +$125 ($300 total)

If no suitable cleanout exists and the line can reasonably be accessed by removing a toilet, add $125. Premium plus access totals $300. Toilet removal is not part of the normal $175 service.

Difficult access: +$55 ($230 total)

If an existing access point is substantially harder to reach than ordinary access, add $55. Premium plus access totals $230.

Buried or covered access: custom

Buried, under concrete, blocked, or access requiring excavation or special equipment has no fixed published price. A separate contractor may be required and sets its own price, availability, schedule, workmanship, and performance. Excavation is not included.

Commercial: adjusted pricing

Commercial work requires an adjustment from residential pricing. Premium is the base service; each additional main line beyond the first is +$115. A complexity and regulation surcharge applies to applicable commercial prices. Unusual layouts, larger or multiple lines, grease or industrial systems, special access, or work beyond capabilities may need a custom quote or be declined.

$175 covers the inspection under normal conditions, not every circumstance

Premium inspection is diagnostic only. It excludes sewer repair or replacement, excavation, structural subfloor repair, permanent correction of roots, collapsed or separated pipe or bellies, extensive drain cleaning, hydro-jetting, and other work beyond inspection. It is not an engineering inspection, structural certification, or survey. $175 covers the inspection under normal conditions, not every access problem, pipe condition, repair, cleaning service, or special circumstance. If repair is needed, you may be referred to an appropriate contractor.

Obstructions, flange damage, and camera limits

Straight facts about what happens when the camera finds a problem, when a toilet must be removed, and what the equipment can and cannot do.

Obstructions and cleaning

If the camera passes an obstruction and completes the inspection under otherwise normal conditions, no separate obstruction fee applies. If it cannot pass, we stop there, explain we cannot safely or reasonably continue, and offer available auger or cleaning service separately. Cleaning is not automatically included in $175, and maximum auger or cleaning distance is 99 feet. We do not promise permanent flow restoration or structural correction.

Toilet and flange damage

If removal reveals pre-existing flange damage a custom quote can be requested or presented. We do not do structural subfloor repair. If rotten or compromised subfloor is found, we inform you of the risk of reinstalling without repair, and referral to a contractor may be offered. If you decline repair but request reinstallation anyway, add $35 for disclosure and proceeding with the reset, in addition to the $125 toilet-access charge. We do not guarantee the safety of a toilet installed over known damaged subfloor.

Video and report

Unlike the $75 Peace of Mind Inspection, Premium can provide footage, a video file, and/or a formal report when requested, but usable images and documentation depend on the camera traveling through the pipe. Footage is not promised for uninspected sections or beyond an obstruction.

Locating

When conditions permit, a 512 Hz locator may approximate the underground location of an accessible or traceable line or an identified issue. This is approximate, not survey-grade, and accuracy can be affected by soil, depth, pipe material, nearby utilities, interference, water, configuration, access, and camera or sonde travel. We do not claim to locate every underground utility.

Camera limits

The camera is visual and cannot see through pipe walls or guarantee detection of every condition. Standing water, buildup, debris, obstructions, configuration, visibility, access, and equipment limits may affect the inspection. Maximum camera distance is 165 feet, but we do not guarantee reaching it on every job.
